The applicant submitted nine (9) single family house plans and 15 villa house plans. Each plan <br />set then has 4 or 5 different elevation choices for a total of over 100 different house plans and <br />elevation options. <br /> <br />Staff Comment: <br /> <br />1. The R-2 zoning ordinance at the time of Watermark approval required 8ft deep porches <br />and flexibility was provided to reduce down to 6ft. Ordinance 08-22 adopted in January <br />2023 changed the 8ft requirement to 6ft. The Watermark homes meet the current 6ft <br />porch requirement. <br />2. PUD flexibility was allowed for 67% garage wall in Watermark for one-story, single level <br />homes, not single family (multi-level) homes. <br /> <br />Subdivision Ordinance <br /> <br />Blocks and Lots <br /> <br />The proposed development provides a mix of single family lots. The lots vary in width, depth <br />and lot size as may be allowed per the PUD flexibility. Outlots would contain wetlands, buffers, <br />stormwater ponds etc. <br /> <br />Staff Comments: <br /> <br />1. All lots on the west side of Street A should be 80ft wide lots. <br />2. A protected tree buffer shall be established along the west and north lot lines. The <br />width of the buffer should be a minimum of 25 ft wide but could be greater depending <br />on existing trees and tree protection zones. Staff suggests this buffer be contained in an <br />outlot owned and maintained by the HOA. <br />3. A ghost plat shall be submitted showing street and lot layouts north and east of the <br />proposed development. <br /> <br />Streets and Alleys <br /> <br />Street A (Haywood Drive) is identified as a minor collector road in the Transportation Plan and <br />provides a north-south corridor from CSAH 14 (Main Street) to eventually Pine Street. All <br />proposed street right-of-way widths are 60ft and the paved surface appears to be 32ft wide. <br /> <br />Street E shall connect to Andall Street. Arena Acres was platted in 1981 and a 60ft wide Outlot <br />B was platted for future road connection to the east. This outlot is owned by the City. The <br />extension will connect the neighborhoods and transportation system. This standard <br />33
