9 <br />The maximum allowed impervious surface coverage per lot is 65%. Lot 2 (existing <br />house) is at 21.3% and compliant. The impervious coverage for Lot 1 and 3 will be <br />evaluated with those individual building permits and surveys. <br /> <br />Traffic Study <br /> <br />A traffic study was not required for one (1) new single family lot on the Lois Lane and <br />one (1) single family lot on Arlo Lane. Both streets are minor collectors and have <br />capacity for one (1) additional single family home on each street. <br /> <br />Additional City and Government Agency Review Comments <br /> <br />Public Safety Comments <br /> <br />Lino Lakes Public Safety Department-Police Division and Fire Division reviewed the <br />preliminary plat and had no comments. <br /> <br />Environmental Board <br /> <br />The Environmental Board reviewed the development proposal at their December 27, <br />2023 meeting and noted some with minor revisions are needed. These are summarized in <br />the attached December 28, 2023 Environmental Coordinator memo. <br /> <br />Agreements <br /> <br />Stormwater Maintenance Agreement <br /> <br />A stormwater maintenance agreement is not required since a stormwater management plan <br />is not required per City Code Chapter 1010. <br /> <br />Development Agreement and Final Plat <br /> <br />The applicant shall submit a Land Use Application for final plat after preliminary plat <br />approval. A Development Agreement will then be prepared by the City as part of the final <br />plat application. <br /> <br />Comprehensive Plan <br /> <br />Jansen Addition is consistent with the goals and policies of the comprehensive plan in <br />regards to land use, housing, economic development, transportation, local water <br />management plan, sanitary sewer, water supply and parks, greenway and trails. <br /> <br />Land Use Plan <br />
