10 <br /> <br />Development Agreement and Final Plat <br /> <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. <br />A Development Agreement will then be prepared by the City as part of the final plat <br />application. <br /> <br />Comprehensive Plan <br /> <br />Jansen Addition is consistent with the goals and policies of the comprehensive plan in regards <br />to land use, housing, economic development, transportation, local water management plan, <br />sanitary sewer, water supply and parks, greenway and trails. <br /> <br />Land Use Plan <br /> <br />Per the 2040 Comprehensive Plan, the parcel is guided low density residential development and <br />allows for 1.6 to 3.0 units per net acre. The proposed three (3) single family and net density of <br />2.70 units per acre is consistent with the Comprehensive Plan. <br /> <br />The site is located in Planning District 2 and is guided for low density residential development. <br />There are no specific planning recommendations for this site. <br /> <br />Housing Plan <br /> <br />A goal of the housing plan is to maintain existing housing stock to insure a high-quality <br />environment in all residential neighborhoods. It is a policy to encourage in-fill housing where <br />appropriate. <br /> <br />Jansen Addition meets the goals of the housing plan by supporting in-fill housing. <br /> <br />Economic Development <br /> <br />The three (3) lot single family residential development does not negatively impact the City’s <br />economic development plan. <br /> <br />Transportation Plan <br /> <br />A goal of the transportation plan is to ensure that streets are as safe as possible. Lois Lane and <br />Arlo Lane are minor collector roads and they both have the capacity to accommodate one (1) <br />new single family home. <br /> <br /> <br /> <br /> <br /> <br />13
