Ms. Katie Larsen <br />01/04/2024 <br />Page 3 <br />Jansen Addition Engineering Review <br />• Sanitary Sewer <br /> <br />The proposed sanitary sewer will be supplied by an existing 4-inch diameter Schedule 40 <br />PVC gravity service pipe (Lot 3) and two 1¼” diameter Schedule 40 PVC low pressure <br />service pipes (Lots 1 & 2) extended to the lots from Arlo Lane and Lois Lane. Lots 1 & 2 <br />will require E-One or approved equal grinder pump stations to connect to the City system. <br /> <br />Comments: <br />1. Show septic system for existing house (Lot 2) <br />• Remove existing septic system per Anoka County requirements with <br />construction <br />2. Show connecting the existing house (Lot 2) to the provided sanitary sewer <br />and water service stubs with construction <br />• Sanitary sewer service stub is 1 1/4" PVC SCH 40 <br />• Show installation of E-One or equivalent grinder pump station <br />3. Show existing sanitary sewer stubs to Lots 1 & 2 as 1¼” diameter Schedule <br />40 PVC <br />4. Provide a casting for the cleanout (if necessary) in the driveway <br /> <br />• Transportation <br /> <br />There is minimal impact to traffic or roads as this development simply splits the existing <br />single-family lot into three smaller single family lots which will not generate significantly <br />more traffic. <br /> <br />• Trails and sidewalks <br /> <br />There are no existing trails or sidewalks adjacent to the proposed development with <br />none being proposed <br /> <br />• Wetlands and Mitigation Plan <br /> <br />There are no wetlands identified on the site <br /> <br />• Landscaping <br /> <br />The Jansen Addition Site Landscape Plan has been reviewed by staff and the City’s <br />Environmental Coordinator. The Environmental Coordinator will provide separate comments. <br /> <br />• Floodplain <br /> <br />The Jansen Addition does not impact floodplain. <br /> <br />• Drainage and Utility Easements <br /> <br />The current drainage and utility easements are being maintained from the original single- <br />family lot (10’ front and 30’ back; 5’ sides). Additional easements have been added <br />around the perimeter of the smaller lots and the infiltration basin (minimum 10’ front and <br />back; 5’ sides). <br /> <br />18
