4 <br /> <br />Jansen Addition will be served with an adequate waste disposal system. The existing house and <br />two (2) new houses will be municipally served by 2” pressurized system and 8” sanitary sewer <br />main. The existing sanitary sewer system has capacity for three (3) single family houses. <br /> <br />BE IT FURTHER RESOLVED the Jansen Addition preliminary plat is not a premature <br />subdivision; and <br /> <br />BE IT FURTHER RESOLVED the Jansen Addition preliminary plat is approved subject to <br />the following conditions: <br /> <br />1. A Land Use Application and submittals are required for final plat after City Council <br />approval of preliminary plat. <br />2. The existing house on proposed Lot 2, Block 1, Jansen Addition shall connect to <br />municipal watermain and municipal sanitary sewer. <br />3. The private septic system located on proposed Lot 2, Block1, Jansen Addition shall be <br />removed. <br />4. The private well located on proposed Lot 2, Block1, Jansen Addition shall be capped if it <br />cannot be used for private irrigation. <br />5. The new houses on proposed Lots 1 and 3, Block 1, Jansen Addition shall connect to <br />municipal watermain and municipal sanitary sewer main. <br /> <br />BE IT FURTHER RESOLVED the following items shall be addressed at the time of final <br />plat submittal: <br /> <br />1. Comments from City Engineer Memo dated January 4, 2024 shall be addressed. <br />2. Comments from Environmental Coordinator Memo dated December 28, 2023 shall be <br />addressed. <br />3. Sheet S1, Certificate of Survey: <br />a. Under Building Setbacks: <br />i. Collector street shall be revised to minor collector street. <br />ii. 40ft shall be revised to 30ft. <br />b. The location of the private septic system shall be shown. <br />4. Sheet S2, Preliminary Plat: <br />a. Under Area, the gross density and net density shall be revised to match staff <br />report. <br />b. Under Building Setbacks: <br />i. Collector street shall be revised to minor collector street. <br />ii. 40ft shall be revised to 30ft. <br />c. All Building Setbacks (BLDSB) shall be revised accordingly. <br />d. The impervious surface percentage shall be provided for Lot 2. <br /> <br />BE IT FURTHER RESOLVED the following items shall be addressed prior to release of final <br />plat mylars: <br />33
