ii. Installation of debris guards and microsilt basins on storm sewer inlets; <br /> iii. Use where necessary, oil skimming devices or sump catch basins; <br /> iv. Direct drainage away from the lake and into pervious, grassed yards through site grading, use <br />of gutters and downspouts; <br /> v. Construct sidewalks and driveways of partially pervious raised materials such as decking <br />which has natural earth or other previous material beneath or between the planking; <br /> vi. Use grading and construction techniques which encourage rapid-infiltration; for example, <br />sand and gravel under impervious materials with adjacent infiltration swales graded to lead into them; <br />and/or <br /> vii. Install berms, water bars or terraces which temporarily detain water before dispersing it into <br />pervious area. <br /> 4. Impervious surface coverage of lots must not exceed the following percentages of lot area: <br /> <br />NE RD GD R <br />Single-family 30%30%30%30% <br />Two-family/duplex 30%30%30%30% <br />Triplex/quad/townhomes 35%35%35%35% <br />Commercial/industrial 60%60%60%60% <br /> <br /> 5. Medium density residential, commercial and industrial structures, parking areas and other <br />facilities shall be treated to reduce visibility as viewed from public waters and adjacent shorelands by <br />vegetation, topography, increased setbacks or color, assuming summer, leaf-on conditions. Vegetative and <br />topographic screening shall be preserved, if existing, or may be required to be provided. <br /> 6. Accessory structures and facilities shall meet the required principal structure setback and shall be <br />centralized. <br /> 7. Multiple-family developments shall contain open space meeting the following criteria: <br /> a. At least 35% of the total development area shall be preserved as open space; <br /> b. Dwelling units or sites, land covered by road surfaces, parking areas or structures are developed <br />areas and shall not be included in the computation of minimum open space; <br /> c. Open space shall include areas with physical characteristics unsuitable for development in their <br />natural state and areas containing significant historic sites or unplatted cemeteries; and <br /> d. The shore impact zone, based on normal structure setbacks, shall be included as open space. At <br />least 50% of the shore impact zone area of existing developments or at least 70% of the shore impact zone <br />area of new developments shall be preserved in its natural or existing state. <br /> 8. Residential subdivisions exceeding those permitted by the lot area standards of this section can <br />only be allowed if designed and approved as a residential planned unit development under § 1102.13 of this <br />chapter. <br /> (2) Placement, design and height of structures. <br /> (a) Placement of structures on lots.
