meChaniCaL systems revieW - vehiCLe maintenanCe <br />Public Works Site Analysis and Space Needs Study32 <br />Exhaust System <br />Heating <br />Sanitary Waste <br />Vehicle Maintenance requires carbon monoxide <br />sensors (gasoline engine fumes) and nitrogen <br />dioxide sensors (diesel engine fumes) to enable the <br />exhaust system in the event that the concentrations <br />exceeds code minimum set point. These sensors <br />are not installed. <br />General heating is accomplished with gas fired <br />infrared heaters. These units are dated and most <br />likely have exceeded their expected service life. <br />The sanitary waste from the trench drains and <br />floor drains are routed directly to the septic system. <br />This is a code violation. For buildings served with <br />a septic system, the flammable waste from trench <br />drains must be routed to a storage tank separate <br />from the septic system. Tanks are emptied <br />periodically and trucked to a proper waste facility. <br />Ventilation System <br />Current ventilation system is inadequate. Current <br />codes require .75 cfm per square foot of ventilation <br />interlocked with an outdoor air intake. The current <br />system operates manually with independent <br />control switch for both the fan and intake damper. <br />The exhaust fans appear dated and most likely <br />have exceeded their expected service life.
