Project Management - WSB & Associates, Inc. will coordinate with the survey team and sub-consultant <br />providing the title reports and the appraisers ensuring these tasks are completed in a timely manner to <br />maintain the project schedule. <br /> <br />2. Survey – WSB staff will provide legal descriptions, parcel sketches and staking for the easement areas for <br />the project. <br /> <br />3. Meeting Landowners – At the direction of the City of Lino Lakes, WSB will meet with landowners up to <br />two times to go over the appraisals and discuss the project. <br /> <br />Sub-Consultant: <br />1. Title Reports – O & E Reports will be provided for the three parcels impacted as part of the project. If the <br />City elects to purchase title commitments and the insurance for these commitments, that would be a cost <br />paid directly by the City and is not included as part of this estimate. <br />2. Appraisals – Insight Realty Advisors, Inc. will prepare an appraisal report valuing the fee of the three <br />parcels. <br />3. Review Appraisals – Kelly Lindstrom will provide review appraisals for the three parcels. <br /> <br />FEE PROPOSAL <br />The cost to provide the scope of services outlined in this proposal is an estimated fee of $16,450.00. <br /> <br />Our proposed fee for each of the tasks is as follows: <br />WSB Professional Services <br />Project Management ................................................................. $ 600.00 <br />Survey Services (legal descriptions, parcel sketches, <br />staking easement areas)……………… ..................................... $ 3,600.00 <br />Meeting with Landowners ......................................................... $ 2,000.00 <br />Total Estimate for WSB Professional Services $ 6,200.00 <br /> <br />Sub-Consultant Services <br />Title Work ................................................................................ $ 500.00 <br />Appraisals .................................................................................. $ 7,500.00 <br />Review Appraisals ..................................................................... $ 2,250.00 <br /> <br />Total Estimate for Professional Services ...................................... $16,450.00 <br />
