Demand <br />•Demand study was commissioned in September 2017 for a <br />primary market area (PMA) consisting of Lino Lakes, Centerville, Circle <br />Pines, Lexington and Blaine (east of Lexington and Interstate 35W) <br />•PMA has income levels above Metro Area average. <br />•The senior population (65+) in the PMA has grown by 59.2% since <br />2010. Adults age 75+ are the primary target for senior housing with <br />services; this population increased by 30% in the last decade in the <br />Lino Lakes area. <br />•Senior between the ages of 75 –84 have an 81% home ownership <br />rate, well above the metro average. <br />•The demand study shows a need for 152 independent senior housing <br />units, 57 assisted living units and 40 memory care units by 2022.
