Northpointe 7th Addition <br />Development Agreement <br />May 14th, 2018 <br /> page 13 <br />24. Land Use Controls ‐ Planned Unit Development. <br /> <br />a. Northpointe 7th Addition is a Planned Unit Development (PUD) as approved by <br />the City Council by Ordinance No. 02‐14 and Resolution No. 14‐21. <br /> <br />b. The building design standards as established in the R‐2, Two Family Residential <br />District shall apply to the single family lots except as follows: <br /> <br />i. All single family dwellings shall have double garage at minimum. <br />ii. All single family dwellings shall include a front porch that is covered, <br />unenclosed and a minimum of 6 feet in depth. <br />iii. All single family dwelling and garage elevations shall include a variation in <br />exterior building materials such as brick, stone, rock face, concrete block, <br />wood, stucco, vinyl, steel, fiber cement and aluminum siding. <br />iv. Side or rear loaded garages are permitted. The elevation facing the <br />street shall require a minimum of one (1) window. <br />v. The garage doors shall incorporate architectural design features such as <br />decorative windows, panels, hinges, etc. <br />vi. Garages in excess of two stalls shall be broken up so the additional stalls <br />are recessed from the main garage façade. <br />vii. Garage width shall not exceed 32 feet. <br />
