5 <br /> <br />b. If Council approves lot depth variation, plan sheets shall be revised accordingly <br />with trail relocation to the west along Lots 1-4, Block 5. <br />14. Sheet L1 & L2, Site Landscape Plan: <br />a. The developer and Environmental Coordinator shall determine the best location <br />for replacement trees, and open area landscape trees and shrubs. <br />b. Plans shall be revised to show the landscape buffer/planting screen in Outlot E <br />and Outlot F a minimum double row of plants with triangulated spacing. <br />c. No trees or shrubs shall be planted along the trail corridor or in wetland areas. <br />d. The Landscape Legend shall include the plant symbol. <br />e. Under Boulevard Tree Standards, omit “One tree per 70 lf…..”. <br />f. Trees and shrubs in accordance with the landscape ordinance are required along <br />the exterior side of the fence proposed along Lot 1, Block 7. <br />15. Sheet FP, Floodplain Exhibit: <br />a. Trail and storm pond design shall be revised to avoid the need for any floodplain <br />fill. <br />i. Pond 300 shall be redesigned to not require floodplain fill south of the <br />pond. <br />ii. If the trail is relocated to the west, floodplain fill should be minimized. <br />16. Sheet W1, Wetland Buffer Exhibit: <br />a. Plan sheet and Wetland Summary shall be revised to include Outlot A and <br />associated wetland buffer. <br /> <br />Preliminary comments to be addressed at a further specified date are as follows: <br /> <br />1. Sheet 4, Existing Conditions: <br />a. Sheet 4 shows an existing garage structure in the southeast corner of Outlot A. It <br />is assumed this garage belongs to 801 Main Street. <br />i. The applicant shall work with the property owner to have the structure <br />properly located on their property. <br />ii. A zoning permit is required. <br />iii. This shall be resolved prior to issuance of a grading permit. <br />2. Sheet 7, Existing Conditions: <br />a. The existing pole barn and garage near 635 Main Street structures shall be <br />removed prior to issuance of a grading permit. <br />i. A demolition permit is required. <br />b. The existing gravel driveway access onto CSAH 14 (Main Street) shall be <br />removed with the issuance of a grading permit. <br />3. Ownership and maintenance responsibilities of each outlot shall be determined at the time <br />of final plat. <br />a. The applicant shall specifically detail the ownership, maintenance and <br />conservation easement type proposed for the wetland bank land. <br />4. Draft homeowner’s association documents shall be submitted with the final plat <br />application. <br /> <br /> <br /> <br /> <br /> <br />
