12 <br /> <br /> <br />Goal 2: Ensure that streets and roads are as safe as possible. <br />Goal 7: Maintain and coordinate the transportation system with adjacent communities, Anoka <br />County, Washington County, Metropolitan Council and Mn/DOT. <br /> <br />Saddle Club Fourth Addition meets the goals of the 2030 Transportation Plan. The <br />development provides connectivity between neighborhoods and implements the Anoka County <br />CSAH 34 Access Management Plan. <br /> <br />Sanitary Sewer Plan <br /> <br />Goals of the sanitary sewer plan are to ensure well-planned, quality residential development <br />that conserves and enhances the city’s natural resources and to provide an affordable and safe <br />sanitary sewer system. <br /> <br />Saddle Club Fourth Addition meets the goals of the sanitary sewer plans. The site is located in <br />Sanitary Sewer District 1 (Sub-district 1B) and is in Utility Staging area 1A (2008-2015). The <br />sanitary sewer system has capacity to serve the development. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is safe and <br />of high quality for daily consumption and fire demand. <br /> <br />Saddle Club Fourth Addition meets the goals of the water supply plan. The site is served by an <br />8” watermain along Fox Road. The water system has capacity to serve this residential <br />development. <br /> <br />Planning Districts <br /> <br />The development is in Planning District 1 and the Reshanau Resource Management Unit <br />(RMU). Incorporation of the wetland preservation corridor and greenway system into <br />development has been identified as resource management recommendations. Saddle Club <br />Fourth Addition implements this plan. <br /> <br />PUD Final Stage Plan/Final Plat <br /> <br />A land use application for PUD Final Plan/Final Plat shall be required. <br /> <br />Findings of Fact <br /> <br />The Findings of Fact for the Rezoning and PUD Development Stage Plan/Preliminary Plat <br />amendment are detailed in Ordinance No. 06-18 and Resolution No. 18-72, respectively. <br /> <br /> <br /> <br /> <br />
