2 <br /> <br />iii. The hangar location has direct taxiway access to the Lino Airpark <br />runway. <br /> <br />1007.044(3)(h) 6.c. Except with special approval from the City Engineer, curb cut openings <br />and driveways shall be a minimum of five (5) feet from the side yard property line in all <br />districts. Any shared driveway shall include a maintenance and access agreement. <br /> <br />1007.044(3)(h)6.d. A single-family lot in a residential zoning district shall not have more than <br />one driveway accessing a public street. <br /> <br />1007.044(3)(h)7. Curb Cut/Driveway Width. No curb cut shall exceed twenty-six (26) feet in <br />width within a residential zoning district, or thirty-six (36) feet in width if the property is in a <br />commercial, industrial, or public/semi-public zoning district, as measured at the street right-of- <br />way line unless approved by the City Engineer. The driveway associated with such curb cut <br />may increase in width at an angle not greater than forty-five (45) degrees. <br /> <br />1007.044(5)g. In the case of single family dwellings which lie upon lots smaller than one (1) <br />acre, two family, townhouse and quadraminium dwellings, parking shall be prohibited in any <br />portion of the front yard except designated driveways leading directly into a garage or one (1) <br />open, surfaced space located on the side of a driveway, away from the principal use. Said extra <br />space shall be surfaced in a manner consistent with §1007.044 (3)(h)9. of this Ordinance. <br /> <br />Maximum Impervious Surface Currently 40% in Low Density Residential land use areas and <br />50% in a Medium Density Residential land use area. <br /> <br />Driveway surfacing requirements are currently limited to residential and rural zoning district <br />parking areas within section 1007.044 (11)(a)1. <br /> <br />Based on the current ordinance provisions driveways can be extended to hangars provided: <br /> <br />1. They are setback from the property line 5 feet. Shared driveways are allowed with City <br />Engineer Approval. <br />2. Only one driveway is allowed in Residential zoning district. Properties in Rural Zoning <br />Districts may have a second driveway. <br />3. Impervious surface cannot exceed 40% in low density areas and 50% in medium <br />density areas. <br /> <br />However, due to the location and or configuration of houses on lots, mostly in Century Farm <br />North, property owners are having difficulty meeting these minimum standards. In many cases <br />the garage side of house is located 5 feet from the property line. <br /> <br />Proposed Amendment <br /> <br />Staff has worked with the City Attorney to address and clarify driveway surfacing requirements <br />and develop a general provision section of the zoning ordinance that would relate specifically <br />to air parks including both Lino Air Park and Surfside Addition.
