<br />WS – Item 1 <br />WORK SESSION STAFF REPORT <br />Work Session Item No. 1 <br /> <br /> <br />Date: November 5, 2018 <br /> <br />To: City Council <br /> <br />From: Michael Grochala, Community Development Director <br /> <br />Re: Watermark Development <br /> <br />Background <br /> <br />Watermark is a master planned residential community located in the northwest quadrant <br />of I-35E and CSAH 14/Main Street. The development is 372 gross acres and consists of <br />a residential mix of 692 single family lots and 172 townhome units totaling 864 housing <br />units. On June 13, 2016, the City Council approved the PUD Development Stage <br />Plan/Preliminary Plat with Resolution No. 16-51. On September 10, 2018, Lennar <br />submitted a Land Use Application for Watermark 1st Addition PUD Final Plan/Final Plat. <br /> <br />At the October 1, 2018 Work Session, staff reviewed with Council the following items: <br /> <br />1. Watermark First Addition Final Plat, Katie Larsen <br />a. The 1st Addition proposes 93 townhome units and 100 single family lots <br />for a total of 193 housing units. <br />2. Master Development Agreement, Jay Squires <br />3. Plans & Specs for NE Peltier Drainage Outlet, Diane Hankee and Mike Grochala <br /> <br />On October 10th, the Planning & Zoning Board reviewed the 1st Addition final plat and <br />recommended Council approval with a 6-0 vote. <br /> <br />Staff has been working with Lennar and Mattamy on details of the Master Development <br />and 1st Addition Development Agreement. At tonight’s Work Session, staff with further <br />discuss these agreements with Council.
