10 <br />Comprehensive Plan <br /> <br />Jansen Addition is consistent with the goals and policies of the comprehensive plan in <br />regards to land use, housing, economic development, transportation, local water <br />management plan, sanitary sewer, water supply and parks, greenway and trails. <br /> <br />Land Use Plan <br /> <br />Per the 2040 Comprehensive Plan, the parcel is guided low density residential <br />development and allows for 1.6 to 3.0 units per net acre. The proposed three (3) single <br />family and net density of 2.70 units per acre is consistent with the Comprehensive Plan. <br /> <br />The site is located in Planning District 2 and is guided for low density residential <br />development. There are no specific planning recommendations for this site. <br /> <br />Housing Plan <br /> <br />A goal of the housing plan is to maintain existing housing stock to insure a high-quality <br />environment in all residential neighborhoods. It is a policy to encourage in-fill housing <br />where appropriate. <br /> <br />Jansen Addition meets the goals of the housing plan by supporting in-fill housing. <br /> <br />Economic Development <br /> <br />The three (3) lot single family residential development does not negatively impact the <br />City’s economic development plan. <br /> <br />Transportation Plan <br /> <br />A goal of the transportation plan is to ensure that streets are as safe as possible. Lois <br />Lane and Arlo Lane are minor collector roads and they both have capacity to <br />accommodate one (1) new single family home. <br /> <br />Local Water Management Plan <br /> <br />The purpose of the water management program protect, preserve, and use natural <br />surface and groundwater storage and retention systems and prevent erosion of soil into <br />surface water systems. <br /> <br />Jansen Addition protects the natural surface and groundwater storage with the <br />construction of a stormwater management infiltration basin. Erosion and sediment <br />control practices will also be implemented. <br />
