Our comments <br />were made on the following documents: <br />•Jansen Addition – Civil Plans prepared by Plowe Engineering, dated February 29, 2024. <br />•Jansen Addition – Site Drainage Narrative and Calculations prepared by Plowe <br />Engineering, dated February 29, 2024. <br />•Jansen Addition – Certificate of Survey prepared by EG Rud & Sons, dated February 14, <br />2024. <br />•Jansen Addition – Final Plat prepared by EG Rud & Sons, dated February 27, 2024. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />Plowe (2/29/2024) responses in red. <br />WSB (4/3/2024) responses and new comments in blue. <br />Engineering <br />•Grading <br />The Jansen Addition grading consists of grading the original single-family lot to create <br />three (3) single-family lots and an infiltration basin. The infiltration basin treats the rear <br />drainage from the three lots while the remaining drainage flows to Lois Lane to the south. <br />Comments: <br />1.Call out the proposed high point on the east side of Lot 1 <br />•Adjust proposed contours to maintain minimum 2% slope where <br />possible <br />(Plowe 2/29/2024) Spot elevation added (assuming Developer will receive <br />permission from Utility providers and neighbor) and swales reconfigured. <br />2.There is an existing low area at the southeast front corner of Lot 1 <br />•Consider coordinating with the adjacent existing property owner to fill in <br />the low area and prevent it from backing up to the east. <br />Attachment 1: City Engineer Memo dated April 3, 2024
