CITY OF LINO LAKES <br /> RESOLUTION NO. 24-23 <br /> RESOLUTION APPROVING WATERMARK 7th ADDITION <br /> PUD FINAL PLAN/FINAL PLAT <br /> WHEREAS, the City received a land use application for Watermark 7th Addition PUD Final <br /> Plan/Final Plat approval hereafter referred to as Development; and <br /> WHEREAS, City staff completed review of the proposed Development based on the following <br /> plans and information: <br /> • Cost Estimate Summary prepared by Carlson McCain dated February 12, 2024 <br /> • 7th Addition Specification Book prepared by Carlson McCain dated December 9, 2022 <br /> • Watermark 7th Addition Final Plat prepared by Carlson McCain <br /> • Watermark 7th Addition Sanitary Sewer, Water Main, Storm Sewer and Street <br /> Construction Plans prepared by Carlson McCain dated January 26, 2024 <br /> • Watermark 7th Addition Site Landscape Plan prepared by Carlson McCain dated <br /> February 12, 2024 <br /> • Watermark Grading, Development & Erosion Control Plan prepared by Carlson McCain <br /> revision date January 26, 2024 <br /> • Watermark 7th Addition Home Plans Booklet prepared by Lennar dated January 30, 2024 <br /> • Watermark Architectural Standards Matrix; and <br /> WHEREAS, the City Council the approved the PUD Development Stage Plan/Preliminary Plat <br /> with Resolution No. 16-51 on June 13, 2016; and <br /> WHEREAS, the Planning & Zoning Board reviewed and recommended approval of the <br /> Development on March 13, 2024; and <br /> WHEREAS, the proposed Development is not considered premature and meets the <br /> performance standards of the subdivision and zoning ordinance; and <br /> NOW,THEREFORE, BE IT RESOLVED by the City Council of the City of Lino Lakes: <br /> FINDINGS OF FACT <br /> 1. The final plat substantially conforms to the approved preliminary plat subject to the <br /> conditions listed below. <br /> 2. The City Attorney reviewed the status of title/property ownership related to the final <br /> plat. <br /> 3. A Development Agreement has been drafted and shall be executed. <br /> 1 <br />
