14 <br />RECOMMENDATION <br /> <br />Staff recommends approval of the Linda Avenue Addition preliminary plat with <br />the following conditions: <br /> <br />1. The private septic system shall be removed. <br />a. Proof that it has been properly removed shall be submitted to the <br />City upon completion. <br />2. The private well shall be capped if it is not going to be used for private <br />irrigation. <br />a. If removed, proof that it has been properly capped shall be <br />submitted to the City upon completion. <br /> <br />The following items shall be addressed in conjunction with the final plat submittal: <br /> <br />1. Comments from City Engineer Memo dated May 1, 2024 shall be <br />addressed. <br />2. Comments from Environmental Coordinator Memo dated April 29, 2024 <br />shall be addressed. <br />3. All plan sheets shall show 27ft of road right-of-way dedicated along CSAH <br />49 (Hodgson Road). <br />4. Sheet S1, Boundary & Topographic Survey with Resource Inventory: <br />a. Ex. Guidance shall be revised to say 2040 Comprehensive Plan- <br />Land Use. <br />b. R/W to be Dedicated shall be revised to account for 27ft of required <br />dedication. <br />c. Location of private septic system shall be shown. <br />d. Location of private well shall be shown. <br />5. Sheet S2, Preliminary Plat: <br />a. A total of 27ft of road right-of-way shall be dedicated along CSAH <br />49 (Hodgson Road). <br />i. Please revise all plans and lot area calculations accordingly. <br />b. Under Current Zoning, add 2040 Comprehensive Plan-Land Use: <br />Low Density Residential. <br />c. Impervious Surface note shall be revised from 35% to 65%. <br />d.
