8 <br />The proposed Drilling Estates lot line adjustment between two (2) existing single <br />family detached dwellings protects the natural surface by dedicating a drainage <br />and utility easement over the floodplain near the shoreline. <br /> <br />Sanitary Sewer Plan <br /> <br />The goal of the sanitary sewer plan is to maintain the city’s residents and <br />businesses with an affordable and safe sanitary sewer system. <br /> <br />Both houses are connected to the City of Centerville municipal sanitary sewer <br />system. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents and businesses with <br />affordable potable water that is safe and of high quality for daily consumption and <br />fire demand. <br /> <br />7193 Mound Trail is connected to the City of Centerville municipal water system. <br /> <br />7185 Mound Trail is not connected the City of Centerville municipal water <br />system. The City of Centerville will not require the existing house to connect at <br />this time. <br /> <br />Parks, Greenways and Trails <br /> <br />A goal and policy of the parks, greenways and trails plan is to continue to <br />development and fund recreational activities in the City. The proposed Drilling <br />Estates lot line adjustment between two (2) existing single family detached <br />dwellings does not negatively impact the City’s parks, greenways and trails plan. <br /> <br />Findings of Fact-Preliminary Plat <br /> <br />Per Section 1001.013, Premature Subdivision: <br /> <br /> (1) General. Any concept plan, preliminary plat or final plat deemed premature <br />pursuant to the following criteria shall be denied by the City Council. <br /> <br /> (2) Conditions for establishing a premature subdivision. A subdivision may be <br />deemed premature should any of the following conditions not be met. <br /> (a) Consistency with the Comprehensive Plan. Including any of the <br />following: <br /> 1.
