1 <br />CITY OF LINO LAKES <br />RESOLUTION NO. 24-34 <br />RESOLUTION APPROVING CONDITIONAL USE PERMIT FOR <br />440 PARK COURT (LINO LAKES TECH CENTER & STORAGE FACILITY) <br />WHEREAS, on February 8, 2024, the City received a land use application for a <br />conditional use permit for two (2) or more principal buildings at 440 Park Court (Lino Lakes Tech <br />Center & Storage Facility) and hereafter referred to as “Development”; and <br />WHEREAS, the March 13, 2024 Planning & Zoning Board Staff Report and the April 22, <br />2024 Council Staff Report provide supporting narrative and documentation to the land use <br />application; and <br />WHEREAS, the property is zoned LI, Light Industrial and allows for two (2) or more <br />principal buildings on site (existing mini-storage facilities and industrial building/storage) with <br />an approved conditional use permit; and <br />WHEREAS, the legal description of the property is Lot 4, Block 1, Marshan Lake <br />Industrial Park; and <br />WHEREAS, City staff has completed a review of the land use application based on the <br />following plans: <br />•Applicant Narrative dated January 8, 2023 <br />•Architectural Plan Set prepared by Amcon dated March 25, 2024 <br />•Civil and Landscape Plan Set prepared by Elan Design Lab dated March 26, 2024 <br />•Photometric Plan and Lighting Details prepared by AID Electric Corporation dated <br />January 4, 2024 <br />•ALTA/NSPS Land Title Survey prepared by E.G. Rud & Sons, Inc. dated January 26, 2024 <br />•Stormwater Management Plan prepared by Elan Design Lab dated March 12, 2024 <br />•Wetland Delineation Report prepared by Jacobson Environmental, PLLC dated May 11, <br />2023; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on March 13, <br />2024 and the Board recommended approval of the conditional use permit. <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Lino Lakes, Minnesota that: <br />FINDINGS OF FACT <br />Per City Code Section 1007.016(3): <br />Attachment 4: Resolution No. 24-34 <br />124
