Enhanced <br /> opportunities for stormwater filtration and wildlife habitat should be incorporated into <br /> the design wherever feasible. <br /> Wetlands <br /> There are wetlands indicated on the proposed project site. A wetland delineation will <br /> be required. Any wetland impacts related to the project will be mitigated for per Rice <br /> Creek Watershed District rules. <br /> The large wetland complex east of this project does extend onto the proposed project <br /> parcels and is part of the Wetland Management Corridor. A vegetated buffer with an <br /> average width of 50 ft. and a minimum width of 25 ft. will be required per Rice Creek <br /> Watershed District rules. <br /> A 50-foot buffer should be included adjacent to the County ditch system. <br /> Filling and mitigating for the private ditches running along the north and south <br /> perimeters even with Robinson Drive should be considered. These ditches are likely low <br /> quality wetlands, and this space could be utilized to better effect by adding the space to <br /> the greenway system components. <br /> The proposed east/west collector street stubbed to the eastern property line appears to <br /> run into a large wetland complex that lies off-site on the rural lots. This road should be <br /> rerouted to run south of the wetland to minimize impacts to this Wetland Management <br /> Corridor. <br /> Landscape Plan <br /> A Tree Survey, Tree Preservation and Mitigation Plan, and Landscape Plan in compliance <br /> with Section 1007.043 (17), Required Screening, Landscaping and Buffer Yards shall be <br /> submitted. Note that additional landscaping may be required as a condition of the PUD. <br /> A berm and landscaping will be required along the perimeters shared with Main Street <br /> and Sunset Avenue. <br /> Native plants should be utilized wherever feasible to maximize habitat benefits and <br /> promote biodiversity.
