9 <br /> <br />Traffic Study <br /> <br />A traffic study was not required for two (2) new single family lots on Linda Avenue. It is a minor <br />collector street and has capacity for two (2) additional single family houses. <br /> <br />Additional City and Government Agency Review Comments <br /> <br />Public Safety Comments <br /> <br />Lino Lakes Public Safety Department-Police Division and Fire Division reviewed the preliminary <br />plat and had no comments. <br /> <br />Environmental Board <br /> <br />The Environmental Board reviewed the development proposal at their April 24, 2024 meeting <br />and noted some with minor revisions are needed. These are summarized in the attached April <br />29, 2024 Environmental Coordinator memo. <br /> <br />Agreements <br /> <br />Stormwater Maintenance Agreement <br /> <br />A stormwater maintenance agreement is not required since a stormwater management plan is <br />not required per City Code Chapter 1010. <br /> <br />Development Agreement and Final Plat <br /> <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. <br />A Development Agreement will then be prepared by the City as part of the final plat <br />application. <br /> <br />Comprehensive Plan <br /> <br />Linda Avenue Addition is consistent with the goals and policies of the comprehensive plan in <br />regards to land use, housing, economic development, transportation, local water management <br />plan, sanitary sewer, water supply and parks, greenway and trails. <br /> <br />Land Use Plan <br /> <br />Per the 2040 Comprehensive Plan, the parcel is guided low density residential development and <br />allows for 1.6 to 3.0 units per net acre. The proposed two (2) single family houses and net <br />density of 1.85 units per acre is consistent with the Comprehensive Plan. <br /> <br />214
