Zoning•Property currently zoned R, Rural <br />•R, Rural zoning is a holding district until municipal services are available to the site <br />and the property owner is interested in having their property developed. <br />•Property would need to be rezoned to PUD, Planned Unit Development in order to <br />allow flexibility for lot widths and lot sizes and create a mixed used development. <br />•PUD is a zoning district that grants flexibility from certain conventional zoning <br />regulations in order to achieve public benefits that may not otherwise be obtained <br />under standard zoning regulations <br />•Public benefits discussed later <br />18
