3. The subdivision will result in a sewer extension consistent with Lino Lakes sewer plan <br />and capital improvement plan; <br />4. A rural subdivision can demonstrate that each lot can be served by an adequate <br />sanitary sewer disposal system; and <br />5. A rural subdivision with a proposed communal sanitary sewer or water system has an <br />effective long range management and maintenance program with proper financing. <br />The Preliminary Plot will be served with an adequate waste disposal system. An 8" sanitary <br />sewer main exists along Linda Avenue and laterals are stubbed to both Lots 1 and 2. The <br />existing sanitary sewer system has capacity for two (2) single family houses. <br />BE IT FURTHER RESOLVED the Preliminary Plat is not a premature subdivision; and <br />BE IT FURTHER RESOLVED the Preliminary Plat is approved subject to the following <br />conditions: <br />1. The private septic system shall be removed. <br />a. Proof that it has been properly removed shall be submitted to the City upon <br />completion. <br />2. The private well shall be capped if it is not going to be used for private irrigation. <br />a. If removed, proof that it has been properly capped shall be submitted to the City <br />upon completion; and <br />BE IT FURTHER RESOLVED the following items shall be addressed in conjunction with <br />the final plat submittal: <br />1. Comments from City Engineer Memo dated May 1, 2024 shall be addressed. <br />2. Comments from Environmental Coordinator Memo dated April 29, 2024 shall be <br />addressed. <br />3. All plan sheets shall show 27ft of road right-of-way dedicated along CSAH 49 (Hodgson <br />Road). <br />4. Sheet S1, Boundary & Topographic Survey with Resource Inventory: <br />a. Ex. Guidance shall be revised to say 2040 Comprehensive Plan -Land Use. <br />b. R/W to be Dedicated shall be revised to account for 27ft of required dedication. <br />c. Location of private septic system shall be shown. <br />d. Location of private well shall be shown. <br />5. Sheet S2, Preliminary Plat: <br />a. A total of 27ft of road right-of-way shall be dedicated along CSAH 49 (Hodgson <br />Road). <br />i. Please revise all plans and lot area calculations accordingly. <br />b. Under Current Zoning, add 2040 Comprehensive Plan -Land Use: Low Density <br />Residential. <br />c. Impervious Surface note shall be revised from 35% to 65%. <br />
