2 <br /> <br />General Site Characteristics <br /> <br />The proposed project includes dividing and existing developed 1.31 acre parcel into 3 <br />lots to accommodate the existing house and two new single family residential lots. <br /> <br />Land Cover <br /> <br />Pre-settlement land cover (Marschner) was aspen-oak land, an oak-dominated <br />transitional area between deciduous forest and prairie. <br /> <br />Current land cover (Minnesota Land Cover Classification System) on the site includes <br />mostly planted mixed coniferous/deciduous trees with 11-25% impervious cover. The <br />site contains an existing house and driveway with turf lawn. <br /> <br />The tree survey identified a mix of planted oak, maple, boxelder, elm, pine, and spruce. <br /> <br />Rare, Unique, or Significant Resources <br /> <br />While several rare, threatened, or endangered plants have been observed within a mile <br />of the project site, the suitable habitat for these species is separated from the project <br />site by roads, houses, and other development. The plants are unlikely to be found on or <br />near the site, which has been mowed and maintained as turfgrass for many years. No <br />additional surveys should be required. <br /> <br />Soils <br /> <br />The Natural Resource Conservation Service Web Soil Survey notes the following soil <br />types on the project site: <br /> <br />Zimmerman fine sand on 2-6 % slopes. This is a hydrologic group A soil that is <br />excessively drained with rapid permeability and negligible to low surface runoff. <br /> <br />Soderville fine sand on 0-3 % slopes. Also a hydrologic group A soil that is moderately <br />well drained. Permeability is rapid to moderately rapid with negligible runoff. <br /> <br />Ground water is 5 to 7.5 feet below ground level. <br /> <br />Stormwater Management <br /> <br />The proposed development does not require a stormwater management plan under City <br />Code Chapter 1011. <br /> <br />Existing Conditions <br />
