Our comments were made on the following <br />documents: <br />•Wilkinson Waters Concept Plan prepared by ISG, dated August 16, 2024. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•General <br />The Wilkinson Waters Development includes 76 acres south of Ash Street/County Road 32, <br />West of Centerville Road/County Road 21 and north of Wilkinson Lake Boulevard, the <br />border with the City of North Oaks. The current conceptual project proposes 56 Townhome <br />units, two (2) 100-unit apartments, one (1) 100-unit senior living facility and 33,000 square <br />feet of commercial retail space. <br />•Grading <br />The Wilkinson Waters Development includes site grading for the townhomes, apartments, <br />and retail space as well as the connecting roads, driveways, and parking areas. A grading <br />plan meeting City requirements will need to be submitted as part of the preliminary and <br />final plats. <br />•Stormwater Management <br />Detailed stormwater management for the Wilkinson Waters development has not yet been <br />proposed and will need to be submitted for preliminary plat by the applicant. Preliminary <br />utility plans indicate storm sewer conveyance, surface drainage, and ponding systems <br />onsite. The systems shall meet the City’s and Vadnais Lake Area Water Management <br />Organization’s (VLAWMO) Stormwater Management requirements. <br />Water reuse <br />Attachment 6: City Engineer Memo dated September 5, 2024
