Keep utility services for Lot 3 out of the low area HWL <br />•Transportation <br />There is minimal impact to traffic or roads as this development simply splits the existing <br />single-family lot into three smaller single family lots which will not generate significantly <br />more traffic. <br />•Trails and sidewalks <br />There are no existing trails or sidewalks adjacent to the proposed development with <br />none being proposed <br />•Wetlands and Mitigation Plan <br />There are no wetlands identified on the site <br />•Landscaping <br />The Slater Addition Site Landscape Plan will be reviewed by staff and the City’s <br />Environmental Coordinator. The Environmental Coordinator will provide separate comments. <br />•Floodplain <br />The Slater Addition does not impact floodplain. <br />•Drainage and Utility Easements <br />The current drainage and utility easements are being maintained from the original single- <br />family corner lot (10’ front (Meadow View Trail) and back; 10’ north side (Lois Lane), 5’ <br />south side). Additional easements have been added around the perimeter of the smaller <br />lots resulting in; <br />•The proposed Lot 1 will have 10’ in the front (north), 10’ on the west side, 5’ on <br />the east side, and 5’ easement in the back (south). <br />•The proposed Lot 2 will have 10’ in the front (north), 5’ on the sides, and 5’ <br />easement in the back (south). <br />•The proposed Lot 3 will have 10’ in the front (east), 10’ on the north side, 5’ on <br />the south side, and 5’ easement in the back (west). <br />Comments: <br />1. Provide additional drainage and utility easement that completely contains <br />the 907.6 HWL of the low area in the northern portion of Lot 3. <br />•Development Agreement <br />A development agreement will be required with the final plat.
