The proposed development strategically includes a stormwater <br />pond/open space buffer near the Woolan Park wetland complex. <br />• A goal of the sanitary sewer plan is to provide service and capacity to developed <br />areas of the city currently served by on-site systems. Municipal sanitary sewer <br />and water also gets extended north which will eventually serve the Olive and <br />Orange Street neighborhood which are smaller (<0.5 acre) lots on private septic <br />systems and wells. <br />• A goal of the Parks, Greenways & Trails Plan is to established greenway corridors. <br />A multi-functional greenway corridor incorporating stormwater management, <br />trails and open space is established with the development. <br />Summary <br /> <br />Public Benefit Gained: <br /> <br />1. Preserved wetlands and established wetland buffers/conservation easements <br />4. Orderly transition from existing large lot single family Arena Acres neighborhood <br />to smaller single family detached lots. <br />5. Efficient use of land resulting in smaller network of utilities and streets <br />6. Protection of Woolan Park wetland complex. <br />7. Extension of sanitary sewer to eventually serve Olive and Orange Street <br />neighborhood currently served by on-site systems. <br />8. Establish multi-functional greenway corridor and trail system that is accessible to <br />the public. <br />9.
