20 <br />1.Building height: 40 feet (3-story) or 48 feet (4-story) > allowed 36 feet height in <br />shoreland district. <br />2.Densities be calculated as a collective rather than on an individual parcel basis. <br />3.Floor Area: 550 square foot studio apartment unit < required 700 square feet <br />with additional 100 square feet per bedroom <br />a.A maximum of 15% of all multi-family units can be studio apartments. <br />RECOMMENDATION <br />Staff is requesting feedback from the Planning & Zoning Board: <br />1.Are there other Benefits Gained or Flexibility Provided? <br />2.Should the applicant provide additional public benefits in order to be considered <br />for PUD zoning? <br />a.Examples could be more open space, enhanced greenway corridor, <br />wetland restoration, additional wetland buffers, higher architectural & <br />building standards, additional landscaping etc. <br />3.Thoughts on PUD flexibility for building height and studio apartment floor area? <br />4.Does this project meet the housing goals to justify allowing for the 15 units per <br />acre Signature Gateway bonus? <br />a.Should the density bonus be required as affordable housing? <br />5.Does the Planning & Zoning Board support GB, General Business or NB, <br />Neighborhood Business as the conventional zoning district? <br />6.Should the applicant hold a neighborhood meeting prior to PUD Preliminary <br />Plan/Preliminary Plat submittal? <br />Additional Staff Comments: <br />1.Enhanced landscaping/streetscape should be installed at the southeast corner of <br />the site near the commercial development. <br />2.A PUD Design Guidelines Booklet shall be drafted detailing the entire <br />development’s regulations such as building and parking setbacks, architectural <br />standards, building heights, landscaping, signage, etc. <br />3.A Homeowner’s Association (HOA) will own and maintain the outlots containing <br />public and private open space, private streets, storm ponds, landscaping, etc. <br />4.The City will maintain the public street, trails, and stormwater ponds. <br />5.Sheet 2, Overall Site Plan: <br />a.Legend and Map colors shall coincide with City’s land use colors. <br />i.Medium Density = Brown <br />ii.High Density = Dark Brown <br />6.Sheet 3, Preliminary Site Plan: <br />a.Label setback lines <br />b.Show proposed trail along Centerville Road <br />7.Sheet 5, Landscape Concepts:
