9 <br />FEMA Floodplain <br /> <br />There is no FEMA floodplain on site. <br /> <br />Shoreland Management Overlay <br /> <br />The parcel is not located within a Shoreland Management Overly district. <br /> <br />Impervious Surface Coverage <br /> <br />The maximum allowed impervious surface coverage per lot is 65%. Lot 1 (existing house) <br />is at 34.5% and compliant. The impervious coverage for Lots 2-4 will be evaluated with <br />those individual building permits and surveys. <br /> <br />Traffic Study <br /> <br />A traffic study was not required for one (1) new single family lot on the Lois Lane and <br />two (2) new single family lots on Arlo Lane. Both streets are minor collectors and have <br />capacity for the additional single family homes on each street. <br /> <br />Additional City and Government Agency Review Comments <br /> <br />Public Safety Comments <br /> <br />Lino Lakes Public Safety Department-Police Division and Fire Division reviewed the <br />preliminary plat and had no comments. <br /> <br />Environmental Board <br /> <br />The Environmental Board reviewed the development proposal at their September 25, <br />2024 meeting and noted some with minor revisions are needed.
