Our comments were made on the following documents: <br />•Spargur Estates – Civil Plans prepared by Plowe Engineering, dated September 6, 2024. <br />•Spargur Estates – Site Drainage Narrative and Calculations prepared by Plowe <br />Engineering, dated September 6, 2024. <br />•Spargur Estates – Certificate of Survey prepared by EG Rud & Sons, dated September 6, <br />2024. <br />•Spargur Estates – Preliminary Plat prepared by EG Rud & Sons, dated September 6, <br />2024. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />Engineering <br />•Grading <br />The Spargur Estates Addition grading consists of grading the original single-family lot to <br />create four (4) single-family lots and a narrow infiltration basin. The infiltration basin treats <br />the rear and some front drainage from the four lots while the remaining drainage flows to <br />Arlo Lane to the north or Lois Lane to the south. <br />Comments: <br />1.Maintain 2% positive slope through Arlo Lane boulevard/right of way <br />2.There is an existing low area at the northeast rear corner of Lot 1 near the <br />fire pit <br />•Consider filling low area to reduce standing water in a rain event <br />3. Provide information or a detail for any special construction or soil information <br />for 2’ drainage ditches <br />•Ditches will need to demonstrate permeable material <br />Attachment 2: City Engineer Memo dated October 2, 2024
