City Engineer <br />City Engineer comments are provided in the attached memo. <br />Park Board <br />The Park Board reviewed the concept plan on September 4, 2024 and recommended 100% cash <br />dedication in lieu of land. The Park Board considered whether to designate the cash dedication <br />funds for a future park if/when the property to the west develops, future park area C (north <br />side of Ash Street, post 2040) or another purpose. <br />After further discussion with City staff, the Park Board reviewed the concept plan again on <br />October 2, 2024. <br />EDAC <br />The Economic Development Advisory Committee reviewed the concept plan on September 5, <br />2024. Their comments are attached. <br />Planning & Zoning Board <br />The Planning & Zoning Board reviewed the concept plan on September 11, 2024. Comments <br />include: <br />• Board did not feel the need to move the senior building towards Centerville Road <br />• General support for studio apartments <br />• Mixed support for affordable housing <br />• Building heights okay <br />• Gateway to City should have higher, 4 sided, architectural standards <br />• Higher landscaping requirements <br />• Commercial component is important <br />• GB, General Business supported for underlying commercial zoning <br />• Density was too high <br />Environmental Board <br />The Environmental Board reviewed the concept plan on September 25, 2024.
