Per the 2040 Comprehensive Plan, the parcel is guided low density residential development and <br />allows for 1.6 to 3.0 units per net acre. The proposed three (3) single family and net density of <br />2.13 units per acre is consistent with the Comprehensive Plan. <br />The site is located in Planning District 2 and is guided for low density residential development. <br />There are no specific planning recommendations for this site. <br />Housing Plan <br />A goal of the housing plan is to maintain existing housing stock to insure a high -quality <br />environment in all residential neighborhoods. It is a policy to encourage in -fill housing where <br />appropriate. <br />Slater Addition meets the goals of the housing plan by supporting in -fill housing. <br />Economic Development <br />The three (3) lot single family residential development does not negatively impact the City's <br />economic development plan. <br />Transportation Plan <br />A goal of the transportation plan is to ensure that streets are as safe as possible. Lois Lane is a <br />minor collector road and has capacity to accommodate two (2) new single family homes. <br />Local Water Management Plan <br />The purpose of the water management program protect, preserve, and use natural surface and <br />groundwater storage and retention systems and prevent erosion of soil into surface water <br />systems. <br />Slater Addition does not require a stormwater management plan under City Code Chapter <br />1011. The Grading, Drainage, and Erosion Control Plan calls for silt fence and a rock <br />construction exit. <br />Sanitary Sewer Plan <br />The goal of the sanitary sewer plan is to maintain the city's residents and businesses with an <br />affordable and safe sanitary sewer system. <br />The existing house is connected to the municipal sanitary sewer system. The two (2) new <br />houses will be municipally served by 2" pressurized system. The existing sanitary sewer system <br />has capacity for two (2) additional single family houses. <br />10 <br />
