BE IT FURTHER RESOLVED the Slater Addition preliminary plat is not a premature <br />subdivision; and <br />BE IT FURTHER RESOLVED the Slater Addition preliminary plat is approved subject to <br />the following conditions: <br />1. A Land Use Application and submittals are required for final plat after City Council <br />approval of preliminary plat. <br />2. The new houses on proposed Lots 1 and 2, Block 1, Slater Addition shall connect to <br />municipal watermain and municipal sanitary sewer main. <br />BE IT FURTHER RESOLVED the following items shall be addressed at the time of final <br />plat submittal: <br />1. Comments from City Engineer Memo dated September 4, 2024. <br />2. Comments from Environmental Memo dated August 29, 2024. <br />3. The Site Drainage Narrative and Calculations shall note the name and company that <br />prepared the document. <br />4. All plan sheets shall be signed by a professional. <br />5. Sheet S1, Certificate of Survey: <br />a. Under Area: <br />i. Shouldn't the lot area be 1.41 acres? <br />ii. This shall be corrected on all applicable plan sheets. <br />b. Water connection to existing house shall be shown. <br />L This shall be shown on all applicable plan sheets. <br />6. Sheet S2, Preliminary Plat: <br />a. Under Area: <br />L The lot area shall be corrected. <br />ii. The gross density and net density shall be corrected. <br />b. Water connection to existing house shall be shown. <br />The following items shall be addressed prior to release of the final plat mylars: <br />1. The existing pavers shall be removed. <br />2. The existing fence proposed Lot 2, Block 1, Slater Addition shall be removed. <br />The following items shall be addressed prior to issuing building permits for with Lot 1 or Lot 2, <br />Block 1, Slater Addition: <br />1. Sheet C1.2, Removals Plan, notes the existing septic and existing well to be removed per <br />local and state regulations. <br />a. The developer shall submit to the City the MPCA SSTA Abandonment Reporting <br />Form as proof that the private septic system has been properly removed. <br />4 <br />
