Environmental Board <br />September 25, 2024 <br />Page 3 <br />Mr. Grochala responded that yes there are many opportunities for that, to which Mr. <br />Schwartz expressed approval of. <br />Mr. Schwartz commented that if the developers are allowed to build to the maximum <br />building height, then he would like to see some trees being planted either in the south <br />and west of GRE easement, or along the embankment along the building. <br />Mr. Schwartz commented that the area lacks in the number of commercial areas in the <br />region and that it would be a great amenity for residents who live around the proposed <br />development. <br />Chair Sullivan asked for clarification on why the stormwater pond would be dedicated to <br />the cityfor maintenance. <br />Mr. Grochala responded that is typicalif there is public drainage. If there is private <br />water going in, such as water from the parking lotand the buildings, then it would be <br />the developer’smaintenanceresponsibility. <br />Ms. Buchmeier asked if the EAW and well investigationshould be added to the <br />recommendations. <br />Mr. Grochalaresponded that the EAW should be added, but the wellinvestigation <br />would have to happen regardless. <br />Ms. Buchmeier suggested to add that a tree survey should be required if existing trees <br />are proposed for removalas a recommendation. <br />Mark Houge, Director of North Oaks Company, provided more information on the <br />development. Mr. Hougepointed out that the purple highlighted areaof the proposal <br />mapis not going to be disturbed because it is terminal soil due to the corn fields that <br />used to be there.They are hoping to put in trails going west toward Ash Streetand <br />connect to developments further west. <br />Lauren Grouws, Civil EngineerwithNorth Oaks Company, discussed stormwater <br />management. The use of rain gardenscouldpose asa stormwater treatment and <br />landscaping. Amaster HOA will maintain the rain gardens in the commercial, residential <br />and multi-family areas. <br />Don Pereira, Director of Conservation for North Oaks Company discussed what the BMP <br />is.
