Coordinate with the City 2024 Market Place Drive Realignment Project for providing <br />the appropriately sized stubs at the appropriate locations <br />2. Verify that the proposed 6" water stubs are sufficient for the building's combined <br />domestic and fire suppression needs. <br />3. We recommend that the City Deputy Director of Public Safety -Fire Division review the <br />proposed plan for water supply and hydrant coverage. <br />4. Show removing all watermain up to the gate valve and the hydrant assembly along <br />the current 77th Street <br />5. Building A will utilize the existing 6" water service stub instead of installing a new <br />service tee on the main <br />a. Lower water service and insulate below the existing basin <br />6. Remove/abandon/seal all existing wells per Minnesota Department of Health <br />requirements. <br />• Sanitary Sewer <br />Existing and proposed sanitary sewer services are provided for the 3 commercial lots <br />through existing and proposed City infrastructure on Lake Drive (CSAH 23) and the future <br />Market Place Drive. <br />Comments: <br />1. Coordinate with the City 2024 Market Place Drive Realignment Project for providing <br />the appropriately sized stubs at the appropriate locations <br />2. Building A will utilize the existing 6" sanitary sewer service stub instead of installing a <br />new service wye <br />a. Cut back on the existing riser as necessary to lower the sanitary sewer <br />service and maintain minimum cover below the existing basin <br />3. Remove/abandon all existing septic systems per Minnesota Pollution Control Agency <br />and County requirements. <br />• Transportation <br />In the 2025 construction season the City will realign 77th St to the Market Place Dr / <br />CSAH 23 (Lake Dr) signalized intersection. When the Market Place Dr signal was <br />installed the median at 77th St was also installed. The intent was that 77th would realign <br />in the future to provide that access again at Market Place Dr. This has been a long <br />standing plan of the City in coordination with Anoka County.
