3 <br /> <br /> <br />Per Met Council, skilled nursing facilities/units are not counted toward a community’s net <br />residential density so the overall Lyngblomsten development’s density will not change with the <br />one (1) unit increase. <br /> <br />Setbacks <br /> <br />The skilled nursing home addition and parking lot shall meet setback requirements as detailed <br />in Resolution No. 19-42. The minimum building setback along Blanchard Boulevard is 10ft. The <br />proposed addition setback appears to be 6ft and within the existing drainage & utility <br />easement. The minimum parking lot setback along Blanchard Boulevard is 15ft. The proposed <br />parking lot setback appears to be 3ft and within the existing drainage & utility easement. <br /> <br />The conditions of previously approved resolutions and ordinances are still in effect. <br /> <br />PUD Concept Plan Review <br /> <br />The City’s review and comments on the concept plan’s relation to the Comprehensive Plan and <br />development regulations does not grant any rights to the applicant to develop the property as <br />depicted by the concept plan. <br /> <br />If the Board and Council support the proposed amendment, the applicant will formally submit <br />an amendment to the PUD Plan. <br /> <br />RECOMMENDATION <br /> <br />Staff seeks input from the Planning & Zoning Board regarding the proposed amendment. <br /> <br />ATTACHMENTS <br /> <br />1.
