Our comments were made on the <br />following documents: <br />•Lyngblomsten – Skilled Nursing Addition Concept Plan prepared by Wold, dated <br />September 10, 2024. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•General <br />The Lyngblomsten Nursing Home is proposing a skilled nursing wing to their campus <br />located west of Hodgson Road (CSAH 49) and south of Blanchard Boulevard. It is a 12,000 <br />SF addition to their 290,000 SF main building and includes 57 private rooms together with <br />offices, conference rooms and both an underground and outdoor parking areas. <br />•Grading <br />The Lyngblomsten Nursing Home Campus addition includes limited site grading for the <br />building outdoor parking area and blending into the streets and driveways. The lot was <br />rough-graded with the grading of the overall campus. A grading plan meeting City <br />requirements will need to be submitted as part of the preliminary and final plats. <br />•Stormwater Management <br />Additional onsite treatment will not be required as the existing ponding areas were designed <br />for drainage from this area. It is presumed that conveyance to these basins will be through <br />an internal storm sewer system and overland swales. The system shall meet the City’s and <br />RCWD Stormwater Management requirements. <br />Attachment 6: Engineering Memo
