Consider 2n6 Reading of Ordinance No. 17-24 Approving <br />Zoning Ordinance Map Amendment (Rezoning) from NB, <br />Neighborhood Business to GB, General Business <br />ii. Consider Resolution No. 24-155 Approving Summary <br />Publication of Ordinance No. 17-24 <br />VOTE REQUIRED: Simple Majority <br />INTRODUCTION <br />Staff is requesting City Council consideration of the above noted items. <br />BACKGROUND <br />The applicant, Java Companies, LLC, is proposing to plat and develop three (3) commercial lots <br />near Lake Drive, Marketplace Drive, and 77t" Street. The rezoning is part of the development <br />process. <br />The City Council approved the 1st reading of the rezoning ordinance on November 12, 2024. <br />MUM VCIC <br />The 5 acre site includes the redevelopment of six (6) existing lots along the west side of Lake <br />Drive. Two (2) lots north of 771" Street are zoned GB, General Business. Four (4) lots to the <br />south are zoned NB, Neighborhood Business. These 4 lots will be rezoned to GB, General <br />Business to allow for drive-throughs and automotive repair -minor which are not allowed in NB <br />zoning district. <br />Findings of Fact <br />The Findings of Fact are detailed in Ordinance No. 17-24. <br />1 <br />
