• Drainage Report prepared by Plowe Engineering, Inc. revision date October 15, 2024 <br />• Title Commitment prepared by Old Republic National Title Insurance Company dated <br />August 23, 2024 <br />• Geotechnical Exploration Report prepared by Haugo Geotechnical Services dated <br />October 2, 2024 <br />BACKGROUND <br />The lot is legally described as Lot 5, Block 1, Mar Don Acres <br />History <br />Mar Don Acres <br />Mar Don Acres was originally platted in 1978. As part of that plat, eight (8) lots were created <br />north of Lois Lane with each lot being 294.00 feet in depth and approximately 165 feet in width <br />with lot sizes of 48,510 sq. ft. Houses were purposely located on the lots in a manner so that <br />the lot could further subdivided when public water and sewer become available. Three (3) <br />other residential subdivisions similar to the proposed Spargur Estates have since been approved <br />from these 8 lots. <br />Hailey Manor <br />Hailey Manor subdivided Lots 6, 7 and 8, Block 1, Mar Don Acres into 12 single family <br />residential lots (3 original lots subdivided into 4 lots each for a total of 12 lots). The parcel was <br />rezoned and variances were allowed for 132 foot lot depths vs 135 foot required due to <br />required 30 foot right of way dedication along Arlo Lane. <br />The following actions were approved in 2006/2007 by City Council regarding Hailey Manor: <br />• Resolution No. 03-120 for Variance and Preliminary Plat <br />• Ordinance No. 16-03 for Rezoning from R, Rural to R-1, Single Family <br />• Resolution No. 03-208 for Final Plat <br />This plat is directly east of the proposed Spargur Estates. <br />Isabell Estates <br />Isabell Estates subdivided Lot 3, Block 1, Mar Don Acres into 4 single family residential lots. <br />The following actions were approved by the City Council in 2014 regarding Isabell Estates: <br />• Resolution No. 14-66 approving variances for lot depth, lot width and side setback <br />• Resolution No. 14-67 approving the Preliminary Plat <br />• Resolution No. 14-114 approving the Final Plat <br />K <br />
