o This amendment omitted the clubhouse and revised the site plan and grading & <br />drainage plans <br />• July 26, 2021: Resolution No. 20-94 approving PUD Final Plan/Final Plat <br />• December 11, 2023: Resolution No. 23-126 approving PUD Amendment #2-North Lot <br />Line Fence and Pickleball Court <br />o This amendment omitted the north lot line fence in lieu of additional landscaping <br />and allowed for the construction of a pickleball court in the southwest corner of <br />the site. <br />ANALYSIS <br />The following chart compares the Original PUD Plan with the Proposed PUD Amendment <br />regarding the skilled nursing home. The proposed 3-story building height would be the same as <br />the existing 3-story assisted living & memory care facility on the south side of the building. The <br />amendment also includes a new 20 space surface parking lot. See attached Applicant Narrative <br />for additional information. <br />Original 2021 PUD Plan <br />Proposed PUD Plan Amendment <br />Building Height <br />2-story <br />23'3" (top of wall) + 4'11" <br />(parapet) = 28'2" total <br />3-story <br />35'10" (top of wall) + 2'4" <br />(parapet) = 38'2" total <br />Building Footprint <br />17,800 sf <br />12,540 ft <br />Total Square Footage <br />51,780 sf <br />48,888 ft <br /># Units <br />56 <br />57 <br />Density <br />Per Met Council, skilled nursing facilities/units are not counted toward a community's net <br />residential density so the overall Lyngblomsten development's density will not change with the <br />one (1) unit increase. <br />Setbacks <br />The skilled nursing home addition and parking lot shall meet setback requirements as detailed <br />in Resolution No. 19-42. The minimum building setback along Blanchard Boulevard is 10ft. The <br />proposed addition setback appears to be 6ft and within the existing drainage & utility <br />easement. The minimum parking lot setback along Blanchard Boulevard is 15ft. The proposed <br />parking lot setback appears to be 3ft and within the existing drainage & utility easement. <br />The conditions of previously approved resolutions and ordinances are still in effect. <br />K <br />
