Are there other Benefits Gained or Flexibility Provided? <br />2. Should the applicant provide additional public benefits to be considered for PUD <br />zoning? <br />a. Examples could be more open space, enhanced greenway corridor, <br />wetland restoration, additional wetland buffers, higher architectural & <br />building standards, additional landscaping etc. <br />3. Should the applicant hold a neighborhood meeting prior to PUD Preliminary <br />Plan/Preliminary Plat submittal? <br /> <br />Additional Staff Comments: <br /> <br />1. A PUD Design Guidelines Booklet shall be drafted detailing the entire <br />development’s regulations such as building and parking setbacks, architectural <br />standards, building heights, landscaping, signage, etc. <br />2. A Homeowner’s Association (HOA) will own and maintain the outlots containing <br />public and private open space, private streets, storm ponds, landscaping, etc. <br />3. The City will maintain the public park, public street, trails, and stormwater <br />ponds. <br />4. All plan sheets: <br />a. Show shoreland district boundary. <br />b. Revise Existing Zoning to R, Rural. <br />5. Aerial Photo Plan Sheet: <br />a. Re-title Aerial Photo Concept Exhibit. <br />b. Show proposed trails. <br />6. Concept Plan: <br />a. Re-title Concept Plan-Density. <br />b. Create a legend labeling red line = trail and green line = sidewalk. <br />c. The density chart shall be consistent on all plan sheets. It is different on <br />the two concept plan sheets. <br />7. Concept Plan: <br />a. Re-title Concept Plan-Site Plan.
