8 <br />The proposed industrial development is consistent with the goals and policies of the <br />comprehensive plan regarding land use, housing, economic development, transportation, local <br />water management plan, sanitary sewer, water supply and parks, greenway and trails. <br />Land Use Plan <br />Per the 2040 Comprehensive Plan, the parcel is guided industrial. The proposed automobile <br />repair and outdoor storage development is consistent with the Comprehensive Plan for <br />industrial use. <br />The site is in Planning District 2 and is guided for industrial development. There are no specific <br />planning recommendations for this site. <br />Housing Plan <br />The goals and policies of Housing Plan are not negatively impacted by the industrial <br />development. <br />Economic Development <br />The industrial development supports the City’s economic development plan. <br />Transportation Plan <br />A goal of the transportation plan is to ensure that streets are as safe as possible. Lilac Street is a <br />major collector road and is capable of handling the traffic volume proposed by the industrial <br />development. This is an existing industrial site. <br />Local Water Management Plan <br />The purpose of the water management program is to protect, preserve, and use natural surface <br />and groundwater storage and retention systems and prevent erosion of soil into surface water <br />systems. <br />The industrial development will construct stormwater management BMP’s such as erosion & <br />sediment control and stormwater ponds. <br />Sanitary Sewer Plan <br />The goal of the sanitary sewer plan is to maintain the city’s residents and businesses with an <br />affordable and safe sanitary sewer system. <br />The existing industrial building is connected to the municipal sanitary sewer system.
