12 <br />(e)The proposed development shall be served with adequate and safe water supply. <br />The proposed automobile repair-major or minor and outdoor storage development is served by <br />an adequate and safe water supply. <br />(f)The proposed development shall be served with an adequate or safe sanitary sewer <br />system. <br />The proposed automobile repair-major or minor and outdoor storage development is served by <br />an adequate sanitary sewer system. <br />(g)The proposed development shall not result in the premature expenditures of City <br />funds on capital improvements necessary to accommodate the proposed <br />development. <br />The proposed automobile repair-major or minor and outdoor storage development does not <br />require City funds. <br />(h)Fire prevention and fighting equipment acceptable to the Board of Fire Underwriters <br />and City Council shall be readily available when any activity involving the handling or <br />storage of flammable or explosive materials is carried on. <br />The proposed automobile repair-major or minor and outdoor storage development will have fire <br />prevention and fighting equipment readily available. <br />Specific Conditional Use Permit (CUP) Requirements <br />In addition to the above administrative requirements of a conditional use permit, the following <br />specific performance standards of City Code Section 1007.141(9) must also be met: <br />Automobile Repair-Major and Minor <br />(a)Automobile repair-major and minor provided that: <br />1.The architectural appearance and functional plan of the building and site shall not be <br />so dissimilar to the existing buildings or area as to cause impairment in property values or <br />constitute a blighting influence. <br />This is an existing industrial building. The architectural appearance and functional plan of the <br />building and site are not dissimilar to the existing and proposed industrial buildings in the area. <br />2.All repair work shall be conducted within the principal building. <br />All repair work will be conducted within the principal building.
