As part of the planning the <br />AUAR mitigation checklist should be used. <br />a. This area is listed as an area of cultural significance and will need to be <br />investigated. <br />5. Building setbacks to Peltier Lake should be shown on the plant set to confirm 150' <br />setback requirements are met. <br />6. Confirm building heights, open space, and impervious cover within the shoreland <br />area to confirm all requirements are being met. <br />7. Building height should be limited to a maximum of 36' or less in the shoreland zone. <br />Confirm heights of buildings on future submittals. <br />8. Provide conservation easements over all wetland and open space in the <br />development to ensure connectivity with existing and future development. <br />a. A contiguous path should be created from the lake extending east to 35E and <br />beyond. <br />9. Retain 50' wide drainage & utility easement over trunk storm sewer. <br />10. Provide removal of dead ash trees within dedicated park and open space to limit <br />maintenance required by the city once ownership is transferred. <br />11. Within the tree preservation plan break down the removals between the basic use <br />area and where mitigation is required. <br />a. Stormwater BMP's are not included in the basic land use area. Currently <br />removal of trees is being shown for stormwater ponding and would require <br />mitigation. <br />12. Provide additional detail on stormwater management BMP's. Infiltration should be <br />proposed where feasible based on soil types and depth of groundwater. <br />13. A stormwater treatment train that filters and treats stormwater runoff as it flows <br />through the site should be developed.
