1 <br /> <br />ECONOMIC DEVELOPMENT ADVISORY COMMITTEE <br />AGENDA ITEM 3B <br /> <br /> <br />STAFF ORIGINATOR: Michael Grochala, Community Development Director <br /> <br />MEETING DATE: January 9, 2025 <br /> <br />TOPIC: Residential Density Discussion <br /> <br /> <br /> <br />BACKGROUND <br /> <br />Housing density continues to be an ongoing discussion with development activity in the City. <br />The EDAC discussed residential land use requirements from the Comprehensive Plan at the <br />October 2024 meeting. The City 2040 Land Use Plan includes 7 land use districts that can <br />accommodate residential uses at varying densities. These include: <br /> <br />Low Density Residential 1.6 to 3.0 units per acre <br />Low to Medium Density Residential 3.0 to 4.0 units per acre <br />Medium Density Residential 4.0 to 6.0 units per acre <br />High Density Residential 6.0 to 8.0 units per acre <br />Office-Residential 4.0 to 6.0 units per acre <br />Signature Gateway 8.0 to 10.0 units per acre <br />Town Center 10.0 to 24.0 units per acre <br /> <br />Density can be calculated in many ways and the perception of density may vary based on both <br />the calculations and site layout. For purposes of meeting Metropolitan Council requirement s, <br />a specific methodology is used to net out land considered developable. <br /> <br />Staff will provide and overview of how density is determined and how that number can change <br />based on what is included. The staff presentation will provide examples of projects in Lino <br />Lakes and surrounding areas. <br /> <br />EDAC CONSIDERATION <br /> <br />Staff is requesting feedback from the EDAC regarding what “density” means. <br /> <br />ATTACHMENTS <br /> <br />None.
