CITY OF LINO LAKES <br />RESOLUTION NO. 25-07 <br />RESOLUTION APPROVING SLATER ADDITION FINAL PLAT <br />WHEREAS, on November 13, 2024, the City received a complete land use application for <br />Slater Addition final plat hereafter referred to as Development; and <br />WHEREAS, City staff completed review of the proposed Development based on the <br />following plans and information: <br />• Slater Addition plan set prepared by Plowe Engineering, Inc. and E.G. Rud & Sons, Inc. <br />dated July 31, 2024 November 8, 2024 <br />• Slater Addition final plat dated October 23, 2024 <br />• Owner's Policy of Title Insurance dated October 11, 2024; and <br />WHEREAS, the City Council approved the preliminary plat with Resolution No. 24-134 on <br />October 14, 2024; and <br />WHEREAS, the Planning & Zoning Board reviewed and recommended approval of the <br />Development on December 11, 2024; and <br />WHEREAS, the proposed Development is not considered premature and meets the <br />performance standards of the subdivision and zoning ordinance; and <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Lino Lakes, Minnesota: <br />FINDINGS OF FACT <br />Per City Code Section 1001.057 Review, Approval or Denial: <br />(2) The following requirements shall be met before consideration of the final plat by the City <br />Council: <br />(a) The final plat shall substantially conform to the approved preliminary plat and phasing <br />plan. <br />The final plat substantially conforms to the approved preliminary plat and phasing plan. <br />(b) For plats that consist solely of individual single family residential lots, final plat <br />applications for subsequent phases shall not be approved until building permits have <br />been issued for 40% of lots in the preceding phase.
