The site is 1.06 acres and located at 416 Lilac Street east of 4th Avenue. The lot has <br />frontage along Lilac Street (TH 49). Comments were made on the following documents: <br />416 Lilac St — BRF Enterprises - Civil Plans prepared by Plowe Engineering, dated <br />December 6, 2024, received December 10, 2024. <br />416 Lilac St — BRF Enterprises - Stormwater Drainage Report prepared by Plowe, dated <br />December 6, 2024, received December 10, 2024. <br />Soil Borings and Logs prepared by Haugo Geotechnical Services, dated November 27, <br />2024, received December 10, 2024. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />• General <br />The 416 Lilac Street BRF Enerprises site project proposes to create a professional <br />automotive collision/repair shop which includes the associated parking lot, utilities, and <br />landscaping. The site is located on Lot 5 Block 1 of the Lino Industrial Park Addition and will <br />be accessed from Lilac Street (TH 49). <br />• Grading <br />A grading and drainage plan was provided for the site including paved areas, curb, and <br />retaining walls. <br />Comments: <br />1. Remove the impervious area inside the rear drainage and utility easement. <br />2. Recommend including surface water treatment on the south side of the parking area. <br />3. Provide Emergency Overflow (EOF) elevations for all low points in the parking or <br />green space areas. <br />0 Stormwater Management <br />
