We recommend that the City Deputy Director of Public Safety -Fire Division review the <br />proposed plan for emergency access. <br />a. It appears that any proposed fire truck turning movements would overlap <br />numerous parking spaces that may be occupied in the event of an <br />emergency. <br />2. Provide turning movements for expected delivery/semi-truck vehicles within the lot. <br />3. Based on a 3,220 SF Automobile Care Center use, ITE estimates 7 trips in the AM <br />peak hour and 10 trips in the PM peak hour. The site will have minimal impacts to the <br />adjacent roadway network. <br />• Wetlands and Mitigation Plan <br />The site is in an upland location and wetland are not present. <br />Landscaping <br />Specific landscaping plans were not provided as part of the submittal. The City's <br />Environmental Coordinator to review landscaping and provide in-depth comments when <br />provided. <br />• Floodplain <br />No floodplain impacts are proposed on site. <br />Drainage and Utility Easements <br />Drainage and utility easements are required for stormwater systems. This includes the area <br />encompassing the 100-yr HWL of any BMPs. <br />• Development Agreement <br />A Development Agreement will not be required but a Site Performance Agreement will be. <br />• Grading Agreement <br />Grading agreement not required at this time. <br />416 Lilac Street — BRF Enterprises - Engineering Review <br />
