Anoka County <br />TRANSPORTATION DIVISION <br />Highway <br />Joe MacPherson, PE January 16, 2025 <br />County Engineer <br />Thomas Hoffman <br />600 Town Center Parkway <br />Lino Lakes MN 55014 <br />RE: Review — North Oaks Mixed Use Development Environmental Assessment <br />Worksheet (EAW) <br />Dear Mr. Hoffman, <br />Thank you for providing the Anoka County Highway Department with the <br />opportunity to comment on the Environmental Assessment Worksheet (EAW) for the <br />proposed North Oaks Mixed Use development located within the City of Lino Lakes. After <br />reviewing the EAW, we offer the following comments to help ensure the continued <br />functionality and safety of the transportation system in the area. <br />A primary concern for the County is the potential impact of the development on <br />the surrounding transportation network. We note that the future expansion of Ash Street <br />(CSAH 32) may be necessary to accommodate increased traffic volumes, including a <br />possible conversion to a four -lane roadway. Any proposed access to a county highway <br />shall comply with Anoka County's access spacing requirements. Additionally, turn lanes <br />and other safety measures may be required based on the traffic impact of the <br />development. <br />As the project progresses, we strongly recommend the developer coordinate <br />closely with Anoka County's Development Review lead to ensure that the development <br />adheres to our guidelines and standards. This collaboration will help streamline the <br />approval process and maintain consistency on the transportation system. <br />We appreciate the opportunity to provide comments on the North Oaks Mixed Use <br />Development EAW.
